Extensive refurbishment and extension to existing Grade II Listed buildings to provide 19 studios for student accommodation.
A very restricted site, sandwiched between the University of Bristol’s Buildings & a Primary School. Negotiated access to the site via the University site roads. Party Wall issues negotiated including temporary access to a lecture theatre.
Planning gain was maximised based upon a previously commenced consent. A stopping up order was agreed to facilitate an overhanging first floor on the extension. We played a leading role in addressing these and other issues.
An enabling works package included Asbestos removal, and site investigations (which revealed a hidden basement) and minor demolitions informed design and mitigated potential future delays.
Lessons learnt and initial soft landings approach helped to formulate design refinements including a new design concept and hot water storage solution.
We initially commenced a negotiated contract and we recommended to abort and tender. As a result we saved circa £500k in line with our budget.
The project was successfully completed in June 2017 and let to the UofB for summer students.
