The former Silks Night Club was located in Bristol’s busy Park St.
RMS negotiated with a Principal Contractor to provide attendance and builder’s works in conjunction with the Modular unit fabricator and installer.
The design development process was managed by RMS.
Extensive temporary works were designed and engineered to facilitate a fully stripped back shell back with a retained Georgian façade and party walls.
With a retail unit shell on the ground floor upper floors the development comprised 13nr beds configured into 2Nr 3 bedroomed apartments and 5Nr duplex studios. A new steel frame provided a transfer deck for complete bespoke modular apartments rather than component based. An unusual approach as this non-standard configuration represents what is believed to be a first for the UK’s modular industry. The fully completed units were fully fitted out to a high quality, complete with kitchens, bathrooms and bedroom furniture. The 10 tonne units were lifted and carefully manoeuvred into the empty shell to fine tolerances.
Full off-site manufacture provided factory conditions for fabrication ensuring consistent high quality and reduced snagging.
Installation in the inner city centre location required a road closure over three consecutive nights between 08.00 and 06.00. The off-site manufacture assisted in reducing noise and disruption to neighbouring premises.
