The scheme comprised a Self-Storage Warehouse, 5Nr retail units and a single drive-in unit for Starbucks coffee, with extensive car parking and access lanes.

A relatively simple scheme was complicated by poor ground conditions, remediation requirements and the main road location. Road widening to improve access, required diversion and lowering of main services, including associated legal agreements and consents.

Neighbouring users including a training centre and businesses premises required access throughout which required co-ordination and safe access.

As Employer’s Agent we were required to manage the completion of the shell works in close collaboration with the future tenants’ representatives and in full accordance with their prescribed standards. Works were phased to facilitate early occupation and fitting out directly by tenants and Client.
