A development of 36 Nr student bedrooms in 5Nr Cluster Flats on particularly tight inner city centre site. Building operations were constrained by adjacent buildings to the rear and the pavement line on the front elevation, with little or no working space.
The lower ground floor was designed as a traditional structure with a precast concrete plank transition slab for the timber framed upper floor structure. Despite dimensionally optimised rooms and a facetted elevation, careful planning ensured that the off-site fabrication of the frame was a precise fit.
The timber frame was erected quickly enabling the shell to be weather tight early in the programme and helped to mitigate delays associated with Party Walls and unexpected ground conditions.
Despite initial delays the building was successfully delivered to enable students to occupy the building in time for the start of the new term and all within budget.
