Extensive refurbishment and extension to existing Grade II* Listed buildings to provide 75 bed student accommodation along with communal facilities including: cinema room, gym and common/games rooms.

In tight site city centre site the works involved an initial full strip out/enabling works package to provide the design team with more information about the structure of the building.

The main Contractor was chosen on an informal Partnering basis, procured via a fast track negotiated 2 stage procurement process. Value engineering optimised design solutions such as water consumption and capacity, optimising the Client’s budget.

Project risks associated with party wall agreements, listed building consent, right to light and revised planning consent were all mitigated through team collaboration and co-operation and acceleration of key elements to ensure the scheme was delivered to the Client’s satisfaction.

As the development was forward funded additional funder requirements and expectations had to be managed throughout.  The building contract was carefully managed to include all developers agreement issues to minimise our Client’s risk was minimised.

The building was successfully complete for the new academic year and considered one of their best student schemes by the new owner.
