Flood damage remediation and re-fit of hospitality

Client:
Chepstow Racecourse
Services:
Project Management, Quantity Surveying & Principal Designer
Form of Contract:
JCT Prime Cost

We were engaged by Chepstow Racecourse following a major flood resulting from a burst water supply pipe. The burst main caused extensive damage to hospitality suites, bars and ancillary areas.

We were appointed to manage the immediate works following the flooding, liaising directly with the Client’s Business Managers, Loss Adjuster and the Local Authority. A considered approach was required to mitigate not just the direct re-fit for capital works, but also mindful of substantial business interruption costs.

A complete strip-out was initially required to facilitate drying of the building shell by a specialist company. During the enabling works we were able to negotiate with a Principal Contractor on a two stage basis based upon a recent project. Lump sums were agreed where possible and work packages tendered against original cost plan allowances.

Key revenue areas and events were identified and works planned to complete works accordingly. Priority was given to the main hospitality suites and bars. Temporary marquees and other facilities ensured that race meetings, corporate and private events could continue to operate.

Health and safety of the public and staff was required to ensure that safe access and key key safety measures were maintained at all times.
