This Grade II* Listed row of 3 Georgian terraced buildings required extensive refurbishment to convert from former office accommodation to a mixture of 1 and 2 bedroom luxury apartments/studios.

The apartment layouts were sympathetically planned to cooperate with the requirements of the conservation officer and retain the existing period features in the building. Bespoke bathroom pods were fabricated as items of “furniture”

The main Contractor was chosen through a selective tender process the contract was let under a JCT Intermediate Form of Contract with Contractor Design Portion 2011.

The project was very challenging for the contractor with extensive works being required in a very tight timescale to achieve completion for the new academic year.

An enabling works contract stripped the building to its bare shell prior to tendering the main works. Whilst endeavoured to mitigate delays and costs the age, condition and status of the structure still managed to yield its secrets and unforeseen works. For example existing roof coverings were in far worse condition than expected and required replacement. Through a collaborative process the works were instructed and delays mitigated through a proposal to replace roof finishes in sections with temporary weather protection as the works progressed minimising any weather ingress and disruption to the works internally.
