The existing distribution facility covered a nine acre site in Somerset comprising six warehouses, distribution yard and administrative offices.

The initial brief proposed the development of warehouse extensions and a new car park to meet the Client’s expanding business requirements.Following initial feasibility options and cost benefit reviews the proposals as envisaged did not represent good value for the Client.

The scheme was further reviewed operationally and we worked closely with a logistics consultant and the Client to Value Manage the proposals. The resultant scheme required adaptation within the existing structure to incorporate new mezzanine structures and racking over the majority of the floor area of two existing warehouses. Proposals also included construction of a new specialist store warehouse; carpark; loading bay canopies and new concrete aprons. To mitigate business interruption risk the Client also required installation of a full Global Spec sprinkler system throughout the 72,000 ft2 warehouse

A significant constraint was that all works including the installation of mezzanines and sprinklers were required to be completed with minimal disruption to the Clients 24hr operations.

Due to the specialised nature of installations and an urgent operational requirement to deliver the new facilities a construction Management approach was adopted with multiple phased contracts and progressive design development. Safe systems of work were proposed and developed to ensure that works were completed in discrete areas.

Formal Monthly progress meetings were held with key Designers and Contractors. In addition we held Client stakeholder meeting s to ensure full co-ordination with Client operations and direct contract works such as conveyor and racking systems.

      2Jon brought about the successful completion of this project on time on budget and with an air of calm friendliness and professionalism, whilst ensuring the contractors remained within effective control and regulations at all times.

Daily Activity Briefings with site personnel at the beginning of the day provided the opportunity for the Contractors and Client to co-ordinate activities during the works.

The Client was fully informed via bespoke monthly Project Management Reports incorporating a commentary of key issues including Programme, Design, Health & Safety, Cost, and Relationships. The Client was informed of key design development decisions and we successfully managed change throughout the project.

Following a post occupational review the Clients welfare facilities and staff entrance was reviewed as part of a soft landings approach. A small project directly managed by the Client completed some minor re-modelling.
