Following purchase of the building the Client inherited a number of latent defect issues, including inoperable opening roof lights causing significant water ingress and compromising fire strategy.
The practicalities of replacement in a live environment could not be underestimated and considerable planning was required to ensure the safety of installers and staff.
A specialist glazing design company was engaged to determine the root cause of failure and propose a solution for replacement. Temporary works were designed to facilitate safe handling, access and installation. A test panel was manufactured and installed to test and challenge the detailed assumptions and was found to be very helpful in mitigating potential delays and significant abortive costs.
Access was a particular issue and three large cranes lifts with extended reach were required to temporarily install two smaller cranes on the roof for material distribution.
The existing roof loading was limited and therefore spreader beams and plates were designed as part of the temporary works solution.
The project was successfully completed collaboratively, on budget with no accidents or incidents and largely on time.
